How to Avoid Water Damage From Your Water Heater

Although most Chicagoland homeowners rarely think about it, the fact remains: your water heater will eventually fail. And when it does, you may experience catastrophic water damage.

The average tank-style water heater has a typical lifespan of about eight to 12 years. Like any appliance, wear and tear and the inevitable effects of time break down the connections or even the tank itself until something gives. So, you might want to imagine your water heater as a ticking time bomb as it nears the 10-year mark.

Keep a lookout for these typical signs of a failing water heater:

      • Leaking around the base or on top of the unit
      • Your tap water becoming discolored or rusty water looking (indicating corrosion)
      • A decrease in your hot water temperature

But the most disastrous water heater failure is a complete rupture resulting in the release of hundreds of gallons of water onto your property because the water supply to burst tanks continues to flow. This is usually due to corrosion within the tank or if too much pressure builds up inside your water heater. The long-term stress of contracting and expanding with constant temperature variations can also lead to a sudden rupture of the tank, without warning.

This situation is even more devastating when water heaters are situated within the interior of your Chicago area home, like in a hallway closet or finished basement. One average-sized water heater tank rupturing in the middle of the night can flood your whole home with an inch or two of water.

Ways to prevent water damage from your water heater

So, what steps can you take to prevent such devastating water damage?

  1. The first and best action to take is to regularly inspect and monitor your water heater. Periodically check for moisture around the plumbing connections and pooling water on the top of the tank and in the catch pan that it sits in.

  1. If you do notice any water leaks, don’t hesitate to call your local plumber or HVAC technician to come out and inspect the unit before the damage gets worse. Rapid response is the key to avoiding long-term and expensive water or mold damage.

  1. If you’re renovating your house, relocate the water heater to the garage where the potential for damage is lessened. Also, check with the Chicago or your local plumbing codes whether a specially designed metal stand is required for your water heater.

  1. Consider purchasing a tankless system that doesn’t use a storage tank like typical water heaters. Instead, they produce hot water on demand.

How to Prevent Puff Backs From Your Fireplace

A frosty Chicago winter evening spent next to a roaring fireplace can be very enjoyable. But that occasion can become a disaster if your fireplace begins spewing smoke into your home’s interior. When that occurs, it may be the result of a puff back. This could occur only once per season or it may happen every time you start a fire.

The results of puff backs are terrible. The smoke can damage all surfaces it touches. A foul odor permeates the environment while the air becomes dangerously contaminated with carcinogens and carbon monoxide. Additionally, smoke particles lodge in curtains, clothing and carpeting.

The good news is that fireplace back puffs are preventable. But what causes them?

Back Puff Causes and Cures

Cause: Creosote buildup

Creosote is a byproduct of fireplace smoke. It builds up inside a fireplace flue every time the fireplace is lit, growing thicker and thicker. The creosote causes your chimney to generate more smoke then can be exhausted, allowing the smoke to travel the path of least resistance – back into your home.

Cure: Hire a chimney sweep

A CSIA-certified chimney sweep can inspect and identify creosote accumulation. If it’s a problem, you’ll need to have your chimney swept, which will remove creosote buildup and restore your chimney to its peak working condition.

Cause: Lack of air supply

While a well-insulated home is more energy efficient, a tightly-sealed home could actually “suffocate” your stove or fireplace, resulting in negative air pressure inside. This could cause the fireplace to release smoke into your home. Fire needs oxygen to burn and a tightly sealed home will limit the flow of air into the fireplace.

Cure: Introduce air flow

Before lighting your next fire, simply open a window. Back puffing should discontinue if the issue was caused by an inadequate air supply.

Problem: Obstructions

If your chimney is blocked, it’ll restrict airflow and smoke will build up in the flue until it’s exhausted through your fireplace or stove. Bird and wasp nests built inside a chimney can restrict its airflow, along with balls and tree branches.

Cure: Clean the chimney

The National Fire Protection Association recommends that you have your chimney, fireplace, and vents inspected and cleaned annually, regardless of whether back puffs occur or not.

Problem: Unsuitable firewood

You may be trying to burn wet wood which can produce more smoke than usual. To burn efficiently, the fire needs to first burn off any excess moisture within the wood. The higher the moisture content of the wood, the harder it’ll be to burn.

Cure: Use seasoned wood

Wood needs to be dry to burn efficiently. Wood that’s freshly cut is high in moisture content, which is why wood needs to be dried out (known as seasoning) for 12 to 18 months before it’s ready to be used on a fire without causing smoke issues.

Sometimes, a badly built fireplace can cause smoke problems. All aspects of a fireplace, such as its opening size, smoke chamber, smoke shelf, damper size and chimney height, must be built without design and construction flaws in order to prevent smoke buildup.

When your fireplace pours smoke into your home, the resulting damage can be significant. Rather than replace fouled up belongings that have been contaminated with smoke particles, consult your Chicagoland smoke damage cleanup company, ServiceMaster Restoration By Simons. Our fire and smoke damage restoration technicians will remove all traces of smoke from your property.

Concentrating on Cleaning Products Can Save You Money

is-bleach-a-safe-disinfectant?

Riddle: When is a gallon of all-purpose cleaner not a gallon of all-purpose cleaner?

Answer: When it’s really 20 gallons.

Puzzled? Consider this: usually when you purchase a gallon of a product, that’s all you get. If you buy a gallon of gas, you get a gallon of gas; buy a gallon of milk and you’ll only get a gallon of milk. But many cleaners, disinfectants and deodorizers you use to clean your Chicago area home or office are sold as concentrates. If you buy those and mix them correctly, you’ll greatly increase the usable amount of product, making them very inexpensive. Depending on the product, sometimes one gallon of concentrate can produce up to a hundred gallons of a RTU (ready to use) cleaner. So that 99¢ jug of RTU glass cleaner at your local Chicagoland box store might not really be such a terrific deal after all.

It might be enticing to try to make the concentrated cleaning products you buy go even further by diluting them more than recommended. But the suggested concentration dilution rate is much more cost efficient than watering them down because weakened chemicals take longer to do the job and you would probably have to repeat the cleaning process to accomplish the desired results. Your time is valuable; add that to the additional aggravation and you wouldn’t be saving a dime.

Precise Mixing Makes a Difference

Clearly, concentrates necessitate adding water to dilute them according to the precise directions on the product labels. Most comprehend that, but the means of communicating the amount of water to mix with the concentrate can be a little more complicated and leaves room for error.

For instance, the common method for stating dilution rates is by using ratios, but occasionally you need more info. For example, which does a ratio of 1:8 mean? Is it:

  • one part concentrate mixed with seven parts water to produce eight parts of solution?
  • one part concentrate mixed with eight parts water to produce make nine parts solution?

You need to get it right because, in this particular example, an error adds up to a 12.5% variance! That means either your cleaning effectiveness will decrease 12.5% or your costs will increase 12.5%, neither of which is a desired result.

What’s confusing is that each way of describing the ratios shown above is defensible. So always examine product labels for a thorough explanation of its mixing ratio. If details aren’t included, then go to the source and contact the manufacturer. It’s worth a little extra effort.

Help for Deep Cleaning

When it comes to deep cleaning, sometimes you need a little help. And with Covid-19, using the required disinfectants is vital. Without question, virus cleaning, removal, and disinfection services are foremost in the thoughts of many homeowners and business owners throughout the Chicagoland area today. ServiceMaster By Simons uses an EPA hospital-grade disinfectant that fights 99.99% of bacteria so that you as a business or homeowner can have peace of mind whether you work inside or outside your home.

Water Damage Invites Termites Into Your Chicagoland Property

You’re probably already aware that water damage is more than a nuisance. It may also elicit severe damage to your Chicagoland home or business. But there’s another side effect of water damage you might not know about. It also attracts insects – both the kind that can cause disease and those that can destroy your home.

The types of bugs that are drawn to water damage include carpenter ants, termites, silverfish, beetles, roaches, etc. They enter a building when its walls and foundation are weakened by water damage, using electrical wires as superhighways throughout a structure. The insects that can cause the most destruction are termites. But what attracts them to a water damaged structure?

Termites, like other insects, need to be surrounded by moisture to survive. Normally they live underground in cool, damp environments, so water soaked wood makes a perfect replacement home for them while supplying them with an almost endless buffet. That’s why water damage that’s ignored can promote termite infestation in any structure.

Termite infestations are extremely destructive to a property and expensive to fix. Usually they call for a whole-house treatment. The problem can start unnoticeably and often an owner won’t even be aware of the damage until he hires a professional restoration service like Chicago’s own ServiceMaster Disaster Restoration By Simons to do a water damage inspection.

The Experts Chime In

The University of Kentucky’s College of Food and Agriculture wrote a highly informative Q&A article on termite infestations. In it they talk about what and how much damage termites can do to a home, what a homeowner can do if there’s an infestation, and how difficult it can be for homeowners to ascertain if termites have infested their home or business at the early stage of infestation:

“Oftentimes, there will be no clear indication of infestation. Termites are cryptic creatures and infestations can go undetected for years, hidden behind walls, floor coverings, insulation, and other obstructions. Termite feeding and damage can even progress undetected in exposed wood because the outer surface usually remains intact. Confirmation of termites often requires the keen eye of a professional — however, even the most experienced inspector can overlook signs that are hidden.”

As previously mentioned, termites love moisture and humidity. If a home or business isn’t adequately ventilated or has unrepaired leaks, a termite infestation can take place. That’s why the United States Environmental Protection Agency (EPA) warns against not repairing leaks and water damage sources immediately. On the EPA official website, they discuss how to prevent these pests from invading your home.

The National Pest Management Association (NPMA) also emphasizes the termite’s love for wet weather, moisture, and humidity. It indicates that pests, including termites, could swarm during wet and warm weather. Pestworld.org published this NPMA warning:

“Residual winter moisture will create ideal conditions for mosquito larval habitats to form in standing water and will allow termite populations to flourish. With [rainy weather], expect increased cockroach and ant pressure as they move indoors for shelter.”

The bottom line to all this information is simple; never, ever, allow water damage that’s occurred to your Chicago area home or business go unrepaired. It must be addressed immediately to avoid an infestation of termites and other damage from wreaking havoc to property. Call the water damage cleanup professionals at ServiceMaster Disaster Restoration By Simons immediately whenever water damage occurs. Whether the destruction is large or small, we can take care of it.

Budgeting For Post Construction Cleaning Costs – ServiceMaster Restoration By Simons Chicago – Oak Park/River Forest – North Shore IL

If you’re planning a residential or commercial construction project in Chicago, Oak Park/River Forest, or the North Shore, and you’re not already thinking about a plan for clean up afterward, you should be. The professionals at ServiceMaster Restoration by Simons have decades of experience in cleaning up after construction projects. You’d be surprised how often we find that customers have forgotten to budget for or schedule a Post Construction Cleaning until the very last minute.

The problem is, customers, don’t realize that post-construction cleaning is an important part of any building project. They don’t understand that Post Construction Cleaning is some of the most important projects a restoration company will take on. These kinds of jobs usually require a company’s entire crew to be onsite for anywhere between a few days to a whole week depending on whether it is a residential or commercial project.

We like to make sure that customers understand the level of care and commitment that goes into each of our post-construction cleaning projects. The professionals at ServiceMaster Restoration By Simons are IICRC Certified and well-trained in providing unrivaled and thorough post-construction cleaning. We use products and equipment that meet the highest standards to remove all dust and debris properly. Some of the post-construction cleanup services we offer the Chicagoland area include:

  • Dusting air diffusers
  • Cleaning light fixtures within the construction area
  • Cleaning restroom fixtures
  • Wall washing or spot cleaning walls
  • Ceiling washing
  • Cleaning interior windows
  • HEPA Vacuuming
  • Cleaning carpet areas
  • Damp mopping hard-surface floors
  • Renewing hardwood floors
  • Roto buffing ceramic tile or linoleum

For larger jobs that need further cleaning after construction work has cleared, we often bundle the cleanup with these services:

Our process is one that maximizes efficiency while still delivering the highest level of service. Ideally, our process begins well before the construction project occurs — when a customer reaches out proactively for a quote. No worries if you’re one of the many who let post-construction fall by the wayside during the planning stages; if we can accommodate your dates, we will absolutely still offer quotes to contractors and homeowners who reach out during the construction project. After our professional quote is approved and we are hired for a Post Construction Cleaning, we begin to formulate a scope based on the job’s specific needs and we gather up the necessary personnel and equipment.

Sometimes, we are asked to begin our on-site cleaning for a mid-way cleaning while construction is still taking place. This is helpful for large construction projects that generate so much debris that it creates an unsafe environment and poor air quality for workers. We are available to come in and clean periodically during construction so that waste and dust are properly removed and workers can continue building and renovating on schedule.

Most of the time, though, our on-site cleaning starts immediately after construction concludes. We have two primary objectives during our cleanup: The first, to eradicate and control the dust generated by sanding and plastering before it ends up in the air ducts; and the second, to remove all dust and debris in a timely manner to restore safety to the job site. We do this in five steps:

  1. Schedule air duct cleaning
  2. Wipe down all hard surfaces, nooks and crannies, furniture, and items in renovation space
  3. HEPA vacuum carpet and upholstery
  4. Clean flooring with wet mopping, WoodGlo Renew, or roto tile buffing depending on the floor material
  5. Dispose of all construction debris on-site according to municipal guidelines and regulations in a safe manner

Because these jobs can be so large and costly, it’s important that customers budget for them in their initial construction project plan. Customers are sometimes floored to learn the cost of their site’s post-construction cleanup and are too late in the game to make room in the budget for it. Instead, they choose to DIY the cleanup or, worse, forego it altogether. We never recommend this and we would rather see customers reach out for a quote during the planning stages of a construction project so they can budget accordingly.

Though professional cleanup services are costly, they are always one hundred percent worth it. Here are three reasons why:

  • A professional cleaning increases safety

With construction projects, there will inevitably be debris left behind. From sawdust to nails and broken glass to stray wires, these debris present dangers to both the building crew and those responsible for a DIY cleanup. Accidents during cleanup happen more often than you might think. Hiring a professional crew trained to deal with hazardous materials will ensure the safety of everyone involved. A restoration company is equipped with better equipment than a broom and a dustpan.

  • Professional cleaning ensures debris is properly disposed of

Most municipalities have special rules for the disposal of residential and commercial construction waste, like paint and other chemicals. In general, they must be separated, sorted and eventually delivered to a special facility for lawful disposal. It is important to work with a professional restoration company like or you could face a fine.

  • A professional cleaning promotes efficiency and timeliness

We estimate that a professional cleaning crew will likely be able to complete a post-construction cleanup job four times faster than a DIY-er. Professional crews come with the necessary equipment it takes to clean thoroughly and efficiently. A quick cleanup allows you to move on to the final stages of your construction project. Plus, calling in the professionals for a quick turnaround can mean all the difference for contractors whose agreements include penalties for going overtime on the project.

Here at ServiceMaster Restoration by Simons, we understand that every good construction project includes a professional and thorough post-construction cleanup. Our crews have decades of experience clearing construction job sites safely and quickly to ensure peace-of-mind for contractors, homeowners and business owners alike. For a professional quote, please give us a call as early as possible in your construction planning process. As always, your satisfaction is our number one priority!

Between you, your family members, and your family members with four legs, the tile flooring in your Logan Square house experiences a tremendous amount of use from day to day. Regular, simple maintenance steps (outlined below), when combined with regular cleaning from the floor care experts at ServiceMaster Cleaning by Simons, will keep them looking good for the long haul.

The hard-surface floor cleaning specialists at ServiceMaster Cleaning by Simons will get your floors clean and shined up while removing the ground-in dirt that settles in and stains the grout. Your tile floors will look like new after our team is finished working on them.

Taking good care of your tile flooring is a must because it’s created to last a long time. In fact, the National Association of Homebuilders (NAHB) notes the average life expectancy of a ceramic tile floor is 75 to 100 years. (Natural stone such as marble and granite can last more than 100 years, also according to the NAHB.)

Tile, which is also known for its water resistance and easy cleaning, responds well to regular care. Shaw Flooring recommends the following steps to keep it looking good between professional cleanings:

  • Basic Maintenance: Sweep or vacuum floors to remove any dust or debris before using any cleaning products. Damp-mop your tile floor at least once each week to decrease the abrasion from dirt and soil. (Damp-mop more frequently in heavy-traffic areas.)
  • Glazed Tile: Clean regularly with an all-purpose, non-oil-based household cleaner that’s meant for cleaning grout joints. (Use an everyday multi-purpose spray cleaner to remove soap scum, hard-water deposits, and mildew on wall tiles in your bath or shower.)
  • Unglazed Tile: Use concentrated tile cleaners that have a neutral pH for regular cleaning. These will safely remove grease, oils, and normal spillsjust check to be sure the cleaner is intended for the specific application, use, and traffic level.
  • After Cleaning: Rinse the entire area with clear water to remove any cleaning solution residue.

Hard Surface Floor Cleaning for Restaurants in Bucktown

We all know the saying that the first taste is with the eyes. What we often forget is that our customers’ first taste is the appearance of the restaurant building, then the food. Winter is the season of snow, slush, and road salt. All of that mess collects quickly on your hard surface floors during peak mealtimes, and will drive out your post-rush customers just as fast unless you can clean it up immediately. Fortunately, the floors in your Bucktown, Chicago, IL restaurant can be well-maintained all winter long with a little teamwork between your staff and the commercial hard surface floor cleaning experts at ServiceMaster Cleaning By Simons.

Entryways are a special challenge because of the high traffic levels these hard surface floors experience all day. More foot traffic is great for sales because it means more customers. Unfortunately, it also means increased wear on this section of your flooring. In the winter, that wear includes scuffing from shoes and boots, scratching from sand and salt applied to your parking lot and sidewalk, and the wintry mix of dirt, snow, and slush that collects on your customers’ feet as they make their way inside.

Walk-off mats are your best defense against erosion in entryways, but they are not the only step you’ll need to take to keep your entryways clean. Sweep dirt and debris from the walk-off mats at least daily, or more often as needed. Roll up your walk-off mats daily so you can mop underneath. We also recommend that you have your walk-off mats professionally cleaned on a regular basis. After all, they contribute to the appearance of your restaurant just as much as the hard surface floors underneath.

Your restaurant lobby also sees the messy impacts of winter weather. Your walk-off mats certainly reduce the amount of debris that gets inside, but they aren’t able to catch it all. A quick look around after a rush will reveal white salt stains and light muddy brown splotches of slush that have dried while your customers enjoyed their meals. Not such an appetizing sight for the guests that arrive after them. Make sure your hard surface floor cleaning routine is thorough so you can catch these wintry stains. As you sweep and mop, make sure to move tables and chairs. This allows you to catch any fallen food and garbage as well as to clean whatever winter mess has traveled farther inside.

Mopping and utilizing walk-off mats are great first steps to protect your hard surface floors and keep them looking wonderful. For optimum hard surface floor protection and maintenance, these techniques must be combined with the help of commercial hard surface floor cleaning professionals in order for you to get the most from your hard surface floors. Regular commercial cleaning will extend the life of your flooring, saving you the expense of replacing it sooner than needed. At ServiceMaster Cleaning By Simons, we work closely with restaurant owners and managers to create a regular cleaning schedule that fits their specific needs.

A well-maintained hard surface floor doesn’t just look nice -clean floors also create a healthier, germ-free environment for your restaurant’s guests. ServiceMaster Cleaning By Simons provides commercial hard surface floor cleaning services to help ensure your Bucktown, Chicago, IL restaurant looks appetizing from the floor up all winter long. We use the most current test-proven methods to clean your hardwood, ceramic, tile, vinyl, or marble floors.
